Step 1. Schedule a Site Visit

 

The first step in any house lifting or leveling project is to schedule a site visit with a professional. We have tried to make this step as easy as possible, simply fill out the contact form and schedule a site visit 24 hours a day using our contact form. We check jobs most Saturdays and Sundays and have given you access to our calendar. Find a time that works for you and us both. If many people schedule appointments back to back then there may be some adjustments made on the day of the meeting. The program doesn't know where your house is in relation to the other appointments so please understand that the time slots aren't set in stone.

 

Step 2. Order an Elevation Certificate

 

Order an elevation certificate from a licensed surveyor, if you are in a flood zone. If you aren't sure, then be sure to call the local government and have them check their flood maps. They can usually tell you on the phone. They often have a list of licensed surveyors that you can use to get your elevation certificates, if not then we have a list of licensed surveyors at our office and can put you in touch with one of them in your area.

 

For lifts involving flooded houses, it is important that an elevation certificate is ordered prior to the visit. The elevation certificate is used to determine how high the home must be lifted to be out of harms way and satisfy the requirements for lowered flood insurance policies. Surveyors in the town know what the adopted base flood elevations are and will leave a benchmark for us to use to determine the types of foundations that we can use to support the home.

 

Step 3. Determine the Scope of Work

The initial meeting is a good time for the homeowner and the house lifter to access the scope of work and determine the best approach to use to get your home lifted and leveled above the base flood elevation

 

Often times engineered foundations are used to support homes that are required to be elevated more than 39 inches above grade. We will discuss the options available once the benchmark is set by the licensed surveyor. We will work closely with the engineers to be sure to come up with a plan that best accommodates the codes, the installation crews, and the homeowner. We have lifted some homes over 17 ft above grade along the bayous of Louisiana and many at an elevation of 8 ft above grade to accommodate crawfish boils, covered parking, and high water. Step 4. Foundation Type

 

We, La Foundation Repairs, can put the homes on piers, pipe, timber, brick, cinder block, or concrete columns. All foundation types have their advantages and limitations, the engineer will make sure that we are not overstepping those limitations. At times the flooring system of your home is stiffened to allow for the spacing of the columns to be widened for covered parking, storage areas, or outdoor living rooms. The space and the columns can be designed to be used efficiently and look aesthetically pleasing from the road.

 

Step 5. Determine a budget for the lifting project

 

If its a competitive bid and your goal is to get it up as cost effectively as possible, then that is important to know and we hope that you share that with us. It may seem crazy for the contractor to want to know a budget since the contractor normally gives the price, but there are so many variables in the type of foundation that could be built that a budget number needs to be brought up. When asking a home builder for a price to build a home, the homeowner most often has a set of plans to bid. The homeowner has spent time and money with the architect to iron out every detail from paint color down to light switches holding both the contractor and the home owner accountable for the end product. It is no different when lifting a home, except that we don't have a plan or any real details.
